Don't work with the listing agent!

When you see a "For Sale" sign, calling the number on it feels simple. Why bring in another agent when you can go straight to the source? Here's why that instinct can cost you.

The listing agent has a signed contract with the seller. They have a legal obligation is to get the seller the highest price and the best terms possible. That's not a knock on their character, it's the job they were hired to do. When you call that same agent to represent you as the buyer, you're asking someone to negotiate against the very person who's paying them.

In Ontario, this creates what's called multiple representation, and while it's legal, it changes what your agent can actually do for you. They can't share what the seller might accept below asking price. They can't tell you about competing offers in detail. They can't advocate for you the way a fully independent agent would, because doing so could breach their duty to the seller.

An agent working only for you brings a different perspective entirely. They have a legal obligation to work in your best interests.

They will flag issues during showings, negotiate pricing, and and set up agreements that protect you specifically. They can also find other options to look at.

Here's the part many buyers don't realize: in most cases, the buyer's agent is paid through the transaction. You get dedicated representation at no direct cost.

Buying a home is one of the biggest financial decisions you'll make. Make sure someone is in your corner completely.
